Tenant's guide to charges

Easthaus is a member of ARLA | Propertymark (The Association of Residential Letting Agents) who protect consumers and their money by holding members accounting to their codes of practice and by providing Client Money Protection (CMP) where required by law.

Easthaus are also a member of The Property Ombudsman, which is an independent redress scheme.

Application payment:  In some instances, you may be required to pay £180.00 to reserve the property and submit your offer to the landlord. If your offer is accepted, this amount will be deducted from the total balance due. If your offer is not accepted, the payment is refundable in full. If your offer is accepted, but you decide not to proceed, the payment is not refundable.

Deposit:  Five week’s rent (six week’s rent if the annual rent exceeds £50,000).

Late payments:  If you are late in paying your rent you may be charged interest on the rent outstanding if it is owed for more than 14 days at a rate of 3% over the Bank of England base rate.

Contract amendments:  Changes to the tenancy agreement, e.g. a change of tenant or permission to keep pets at the property, will be charged at £50.00 (plus reasonable costs if these exceed £50.00).

Replacement keys:  If you lose your keys or other security device you will be charged reasonable costs incurred by the landlord to replace these items or to replace the locks at the property.

Early termination:  If you leave or request to terminate the tenancy early, you will be liable to pay for any fees for re-letting and outstanding rent owed to the Landlord.
